Every engagement starts with a strategy call. Not a pitch — a conversation. We talk through what you're trying to do, explain your options honestly, and figure out together whether working with us makes sense.

If you're a seller, we'll look at your home, your timeline, and your goals before recommending a tier. If you're a buyer, we'll understand your search criteria, your budget, and how much help you actually want.

You leave the call knowing exactly what you'd be paying and exactly what you'd be getting. No pressure to decide on the spot.

Strategy call

Free, no-pressure conversation about your situation, goals, and options. We figure out together which tier — if any — is the right fit.

Agreement & scope

Clear written agreement. You know what's included, what's not, and what you're paying. No surprise fees.

Execution

We do the work — within the agreed scope. You have direct access to Nick and Dave throughout the process.

Close & beyond

Transaction closes. We're still available for questions afterward. The relationship doesn't end at the wire.

For buyers

Full Service — $15,000

  • We attend every showing together

Limited Service — $9,000

  • You tour homes on your own
  • I handle all offer strategy and writing
  • Full negotiation and contract management
  • Same expertise, less in-person time

Consultation — $450/hr

  • You lead the search and showings
  • I review contracts and advise on offers
  • Available for key moments as needed
  • Pay only for the time you use

For sellers

Full Service is 3% on the first $600k and 1.5% above that. Limited Service is a flat 1.5%. Three tiers based on how much in-person involvement you want. See full seller pricing and details.

Full Service — 3% / 1.5%

  • Professional photography included
  • We coordinate and attend showings
  • Full negotiation and inspection mgmt
  • End-to-end listing management

Limited Service — 1.5%

  • MLS listing and marketing
  • You coordinate your own showings
  • We handle all offers and contracts
  • Same negotiation expertise, lower fee

Consultation — $450/hr

  • Pricing strategy and MLS guidance
  • You handle the listing yourself
  • We review offers and coach on negotiation
  • Pay for expert input when you need it

Aligned incentives, always

Our seller fee is tied to your sale price. Our buyer fee is fixed regardless of what you spend. Both structures exist for the same reason: so we're working for your outcome, not ours.
