They model the side that argues against us. The rent-vs-buy model invests the renter’s down payment and taxes the owner’s exit. The incentive model gates every option through the lending cap before comparing anything. The net sheet itemizes the costs other fee comparisons round away. A calculator that only computes the flattering half isn’t a model; it’s a pitch.
The defaults are arguments, not conclusions. Every assumption — appreciation, stock returns, upgrade resale value, closing costs — is editable, and small changes flip the answer.
