The cuts worked. Two weeks ago the July wave landed; last week it aged into price cuts; this week the cuts cleared inventory. Total tracked supply fell for the first time in our run — 1,885 to 1,821 — and the absorption landed exactly where the cutting was deepest: Ridgefield cleared 24 listings, its best week on record, Camas 22, East Vancouver 20. The frozen tops cracked too — Ridgefield's 98-day top band absorbed 7, and even Brush Prairie's $2.8M ceiling cleared its first sales of the run. The price of the clearing: the majority-cut club grew from 3 zips to 8, led by 98662 at 61% and Washougal at 59%. And the buyer's-line watch held a second week — Ridgefield ticked back up to 32 on its absorption surge, Washougal held 31, Woodland held 28 for a fourth week. The line held because the cuts moved the inventory.
