THE TARTAN TEAM

Selling

Your sale. Your level of service.

Three tiers of listing representation — choose the scope that fits your home, and pay a fee that actually reflects the work.

The standard model was never designed around you.

The traditional listing commission wasn't arrived at through careful analysis of what the work is worth. It was inherited, repeated, and rarely questioned.

We charge 3% on the first $600,000 and 1.5% on everything above — because the marginal work on a higher-priced home doesn't scale the way the fee does. Limited Service is a flat 1.5%. You choose the level that fits. See how the process works.

What do you walk away with?

The fee is only part of the picture. Estimate your net proceeds with every cost itemized — excise tax, title and escrow, and any buyer agent compensation you choose to offer.

This is an estimate, not a settlement statement. Excise tax uses WA graduated rates plus the 0.50% Clark County local rate (verified June 2026); title and escrow figures are an estimated range — exact numbers come from your title and escrow company. We run client-specific numbers on every strategy call.

Always included

Regardless of tier, every seller client gets these from day one.

Honest pricing analysis

We tell you what your home is worth — not what you want to hear. Accurate pricing is the most important decision in the sale.

Direct agent access

You work with Nick and Dave directly, not a team assistant. Questions get answered the same day.

No hidden fees

The percentage we quote is the fee you pay. No transaction fees, no admin fees, no surprises at close.

Market context

You'll understand exactly what the market is doing and why we're pricing and positioning the way we are.

Contract expertise

Every offer is reviewed in detail. You understand what you're signing before you sign it.

Post-close support

Questions after closing? We're still available. The relationship doesn't end at the wire transfer.

Common questions

Everything: professional photography, MLS listing, showings coordination, offer review, negotiation, inspection management, and closing support. We handle the full transaction from list to close.

We charge 3% on the first $600,000 of the sale price and 1.5% on everything above that. So on a $750,000 sale, you'd pay 3% on $600k and 1.5% on the remaining $150k.

Post-NAR settlement, buyer agent compensation is negotiated separately and no longer baked into the seller's side automatically. We'll walk you through the current landscape on our call.

We don't charge a listing fee if the home doesn't sell. Our fee is a percentage of the sale price — if there's no sale, there's no fee.
