Buying in Golden Grove (La Center, WA): Holt Homes' 41-Lot Neighborhood on the West Side of Town

Golden Grove is Holt Homes' new neighborhood on the west side of La Center, off W 11th Street near NW Pacific Highway. Its one plat, recorded in February 2026, holds 41 home lots on about six acres, and Holt still owns every one of them, so this is the very start of the community. Holt offers five two-story plans here, all with the primary suite upstairs, from 1,649 to 2,336 square feet and from $539,960.

It suits buyers who want a new home in La Center's school district for less than most of the town's other new construction: the homes listed now run from about $505,000 to $600,000, compared with base prices starting around $600,000 to $630,000 at Urban Meadows and Stephens Hillside Farm, where lots are larger. The trade is lot size. Golden Grove's lots are mostly 3,500 to 4,800 square feet. I-5 is about eight minutes away and downtown La Center about four. This guide covers the plans, the four homes for sale, the schools, the costs of owning here and what we'd check before writing an offer.

The homes

Holt names its plans by square footage. These are Holt's published starting prices for Golden Grove, which don't include lot premiums or builder-selected upgrades:

• The 1649: 3 bed, 2.5 bath, 1,649 sq ft, upstairs laundry, from $539,960
• The 1890: 3–4 bed, 2.5 bath, 1,890 sq ft, upstairs loft or optional 4th bedroom, from $569,960
• The 2184: 3–4 bed, 2.5 bath, 2,184 sq ft, main-floor pocket office and an upstairs loft or 4th bedroom, from $594,960
• The 2299: 3–4 bed, 2.5 bath, 2,299 sq ft, walk-in pantry, pocket office and a loft or 4th bedroom, from $614,960
• The 2336: 3–4 bed, 2.5 bath, 2,336 sq ft, with a den or additional bedroom option, from $624,960

All five have two-car garages. The current listings describe a heat pump with central air, a gas fireplace, a gas range, quartz counters with an island, stainless appliances, laminate floors on the main level, cement lap siding, a covered patio and a fenced backyard. Each plan has a 360° virtual tour on Holt's site, and Holt notes that some tours show a model built elsewhere, so we'd confirm the details for this community with the sales office.

Homes for sale (October 2026). Holt's site lists four, all on W Sparrow Ave:

• 1222 W Sparrow Ave (Lot 31): The 1649, 3 bed, 2.5 bath, on a corner lot, $504,960, move-in ready. The MLS shows a $15,000 price cut.
• 1235 W Sparrow Ave (Lot 19): The 2184, 4 bed, 2.5 bath, $549,960, under construction. The listing gave an estimated September completion and shows a $15,000 cut.
• 1218 W Sparrow Ave (Lot 30): The 1890, 3 bed, 2.5 bath, $586,899, under construction; Holt hasn't published a ready date.
• 1231 W Sparrow Ave (Lot 18): The 2299, 4 bed, 2.5 bath, $599,960, under construction, with an estimated November completion. It was first listed at $639,071.

Three of the four are listed below the base price of their plan, and the three on the MLS had been listed about 106 days as of early October.

Current incentives (October 2026):

• Holt financing: a 4.999% 30-year fixed FHA rate (5.737% APR) on select homes, with a 680 minimum credit score and 3.5% down, for contracts signed October 1–18, 2026 and closed by December 31, 2026, when financing through HomeAmerican Mortgage, Holt's affiliated lender. Holt says other offers are available through the same lender.
• Imagine Happier Bonus: a cash credit toward upgrades, closing costs or a rate buydown; Holt sets the amount per buyer.
• Community Heroes credit: $3,500 for educators, military, healthcare workers, firefighters and law enforcement, with terms from the sales office.

The builder

Holt Homes has built in Oregon and Southwest Washington for more than three decades. Holt and its lender, HomeAmerican Mortgage, are both owned by Sekisui House U.S., and the listings here are brokered by Sekisui House PNW. Holt backs each home with its own builder warranty, including a one-time drywall and paint touch-up and a one-year warranty review; we'll get the full warranty document from the sales office for you. The five Golden Grove plans are the same square-footage series Holt builds at Heartwood in Vancouver, which makes it easy to compare prices across communities. Holt's other Clark County communities include Ramble Creek and Stone's Throw in Vancouver, Greely Farms and Paradise Pointe in Ridgefield, and The Glades in Camas.

Schools

Golden Grove is in the La Center School District. Clark County's attendance-area maps (August 2026) assign every lot in the plat to the same three schools, and the MLS listings and Holt's community page agree:

Drive times are free-flowing from the community. The district runs one school at each level; in 2025-26 they enrolled about 814, 430 and 589 students. The middle school opened in 2021, funded by the district's 2018 bond. We didn't find any boundary changes or new schools planned for 2026-27. Tell us which lot you're considering and we'll confirm the assignment with the La Center School District before you write an offer.

Inside the community

• Open space: the HOA owns two tracts, one just under an acre on W Sparrow Ave and a small one nearby. Holt hasn't published whether the larger tract is a park, a stormwater area or natural open space, so we'd have the sales office show it on the site map.
• Amenities: Holt doesn't list a clubhouse, pool, playground or trail inside Golden Grove. The city's parks are a few minutes' drive away (below).
• Streets: public streets (W 11th St, W Sparrow Ave, W Larsen Dr, W 13th St); there's no gate.
• Yards: the listed homes come with a covered patio and a fenced backyard.
• Neighbors: Riverside Estates, an established La Center subdivision, borders part of the plat, with larger rural parcels on NW 11th Ct and NW Pacific Highway nearby.
• HOA: $132 a month on all three MLS listings. Holt hasn't published what the dues cover, who manages the association, or the CC&R rules on fences, RVs, parking or rentals. The listings confirm recorded covenants, so we'd ask for the CC&Rs and the HOA budget early.

Parks and outdoors nearby

• Sternwheeler Park: 4 minutes; downtown La Center's riverfront park on the East Fork Lewis River, with an amphitheater, gazebo, kayak rack and walking trails
• Heritage Park: 5 minutes; a 6.5-acre wetland park with a three-quarter-mile trail
• Holley Park: 5 minutes; splash pad, ball fields, tennis and basketball courts, a playground and the community center
• La Center Bottoms: 6 minutes; a natural area along the East Fork Lewis River
• Paradise Point State Park: 11 minutes; a state park on the East Fork Lewis River just off I-5
• Ridgefield National Wildlife Refuge, Carty Unit: 16 minutes

Getting around

Drive times in free-flowing traffic; rush hour adds time, especially at the bridges.

• I-5 at exit 16 (NW La Center Rd / ilani): about 3.3 miles, 8 minutes
• I-5 / I-205 split at Salmon Creek: 21 minutes
• Interstate Bridge (I-5): 27 minutes
• Downtown Vancouver: 29 minutes
• Glenn Jackson Bridge (I-205): 31 minutes

• Transit: Golden Grove is inside C-TRAN's service area. C-TRAN extended Route 48 to La Center in January 2025, with a stop at E Birch Ave and 6th St downtown; ask us and we'll check C-TRAN's current schedule for your trip.

Daily life

• Groceries: La Center Market Place downtown (4 minutes) for everyday items; for a full grocery run, Grocery Outlet and Safeway in Woodland (10 to 11 minutes) or Costco and Rosauers in Ridgefield (13 minutes)
• Coffee and dining: Sadie & Josie's, Podunk Pizza Co. and Stonehill Coffee House in downtown La Center, each 3 to 4 minutes; the restaurants and entertainment at ilani, about 9 minutes
• Library: La Center Community Library, 6 minutes
• Healthcare: Legacy Salmon Creek Medical Center (20 minutes) and The Vancouver Clinic in Salmon Creek (21 minutes)

What it costs to own

• Jurisdiction: City of La Center. Police service is the La Center Police Department, fire is Clark-Cowlitz Fire Rescue, and ambulance service is through EMS District 2.
• Utilities: Clark Public Utilities for water and power, and public sewer through La Center. The homes use natural gas for the range and fireplace; we'll get the gas provider from the sales office.
• Property tax: the 2026 levy for this tax code area is about $9.31 per $1,000 of assessed value, roughly $5,100 a year on a $550,000 assessment and $5,600 on $600,000. The current listings don't show a tax figure yet, so budget from the levy rate.
• HOA: $132 a month on current listings.
• Impact fees: paid by the builder at permit and built into the price. La Center's 2024 fee sheet lists $3,502 for schools, $2,842 for parks, $7,561 for traffic and $7,800 for the sewer connection. Our custom homes guide compares fees across the county.
• Flood zone: FEMA zone X, outside the mapped flood area.

What's changing nearby

The biggest change is inside Golden Grove itself: with all 41 lots still held by Holt and four homes listed, construction will continue on these streets for a while. Around La Center, the county's plat records show two subdivisions not yet recorded within about a mile and a quarter: Juniper Ridge (66 lots), next to Stephens Hillside Farm, and Hunter's Run (14 lots). On the northeast side of town, Lennar's Vineyard Vista is listed as coming soon. West of I-5, Washington State Parks has early filings with the county to improve accessibility at Paradise Point State Park, including its campground.

What to check before you buy

• Lot size and placement. Most lots are 3,500 to 4,800 square feet, and the zoning here is La Center's medium-density residential. Walk the lot and note which way the backyard faces; if yard space matters to you, let us know and we'll find out about the four larger corner lots.
• The edges of the plat. County maps show steep-slope areas, a stream buffer, an oak-woodland habitat buffer and poorly drained soils touching parts of the property. Tell us the lot you like and we'll find out whether it borders these areas and pull the plat notes and any geotechnical or drainage conditions for it.
• Power lines. County utility maps show overhead distribution lines along part of the plat. Look up from the lot you're considering before you choose it.
• The HOA. At $132 a month, dues here are higher than at Stephens Hillside Farm ($80) or Urban Meadows (about $96). We'll get the CC&Rs, the budget and the list of what the dues cover so you can weigh the cost against what it pays for.
• Pricing and timing. Listed prices have come down and three homes sit below their plan's base price, which gives room to negotiate. For an under-construction home, tell us which one and we'll get the completion date in writing, since the estimated months on two listings have shifted.
• The lender offer. Holt's FHA rate runs through its affiliated lender with a tight contract window. Compare it against an outside lender's quote over the years you expect to keep the loan.
• Resale comparisons. No homes in Golden Grove have closed yet, so there are no in-community sales to compare against. We'd use recent sales in nearby La Center neighborhoods instead.
• Inspections. New homes still have defects. A licensed inspector before closing, and again before the first-year warranty review, keeps fixes on the builder.

How we help here

At Golden Grove we'd start with price. Holt sells the same plans at Heartwood in Vancouver, and we'd line the two communities up plan by plan, then compare Golden Grove's listed homes against their base prices, their price cuts and their time on market to set an offer, with the Imagine Happier Bonus or Holt's FHA rate counted as part of the deal. We'd pull the plat notes and the county's slope and stream-buffer maps for the lot you like, check for overhead lines, and get the CC&Rs, the HOA budget and the warranty terms in writing early. Because nothing has closed inside the community yet, we'd pull recent La Center sales so you can see how the price compares. Then we coordinate the licensed inspections before closing and before the one-year warranty review.
