Meadowview is Pulte Homes' community on S 88th Avenue in Ridgefield, about two miles east of I-5 at the Pioneer Street exit and right next to Greely Farms. It's planned for 114 single-family homes across two phases, with trails and open space along a protected wetland and stream corridor. Pulte builds six two-story plans here, from about 2,500 to 3,230 square feet, priced from $612,990.
It suits families who want room: most plans have four or more bedrooms, a loft or bonus room, and options for a main-floor guest suite or den. What makes it worth a look is the location inside Ridgefield city limits, five minutes from the district's new Sunset Ridge Elementary and seven from Costco and the Union Ridge shops, with a national builder's financing incentives on the table this month. One thing to know up front: every plan is two stories, so buyers who want single-level living will want to look elsewhere.

The homes
Pulte offers six plans at Meadowview, all two stories:
| Plan | Sq ft | Beds | Baths | Garage | Base price |
|---|---|---|---|---|---|
| Andover | 2,503 | 3–4 | 2.5–3.5 | 2-car | $612,990 |
| Preston | 2,570+ | 3–5 | 2.5–4 | 2-car | $627,990 |
| Quincy | 2,812 | 4–6 | 2.5–4 | 2-car | $672,990 |
| Roslyn | 3,025 | 4–5 | 3.5–4.5 | 2–3-car | $702,990 |
| Dahlia | 3,185 | 5–6 | 4.5–5.5 | 2-car | $732,990 |
| Lynwood | 3,233 | 4–6 | 2.5–4.5 | 2-car | $747,990 |
A few plan details help narrow the list. The Andover puts the kitchen, café and gathering room in one open main floor with the owner's suite and two bedrooms upstairs. The Preston adds a covered patio off the café, the Quincy a second-floor game room, and the Roslyn a flex room. The Dahlia has a bonus room and an office and can include a main-floor guest suite, and the Lynwood has a main-floor den that can become a bedroom, plus Pulte's Planning Center workspace.
Homes ready now (October 2026):
- 8721 S 4th Way: Andover, 2,503 sq ft, 3 bed, 2.5 bath, on a greenspace lot, $699,990 (reduced from $729,282)
- 8718 S 3rd Way: Quincy, 2,812 sq ft, 5 bed, 3 bath, $799,990 (reduced from $839,412)
- 8713 S 4th Way: Dahlia, 3,185 sq ft, 5 bed, 4.5 bath, on a greenspace lot, $874,990 (reduced from $921,278), with washer, dryer and refrigerator included
Pulte lists all three as available now. The listings show the Quincy and the Dahlia have been on the market for about five to six months, which is useful context when you talk price.
What's in the homes: the current listings describe a heat pump with air conditioning, quartz counters, luxury vinyl plank and carpet, nine-foot main-floor ceilings, upstairs laundry, a covered patio, irrigated landscaping and prewiring for an EV charger. The homes are all-electric. Pulte notes the listing photos are sample images, so tell us which home you like and we'll confirm its finishes with Pulte.
What homes have sold for: county records show 17 Pulte homes here closing between July 2025 and August 2026 for $665,000 to $828,000, for homes of about 2,500 to 3,250 square feet. The gap between a plan's base price and a finished home on a specific lot is mostly the lot and the options, and we'll put it on paper for you before you choose.
Current incentives: Pulte is offering up to $25,000 in closing cost assistance on select homesites for new purchase agreements through October 31, 2026. The credit covers approved closing costs and prepaids; any part you don't use stays with the builder and can't be applied to the price, and it can't be combined with other promotions. Pulte also advertises a promotional 4.75% rate (about 5.7% to 5.8% APR) on a 7/6 adjustable-rate loan through Pulte Mortgage on select homes, with loans locked and closed by December 31, 2026. That rate includes a 1.75% borrower-paid discount, and Pulte's posted terms tied it to contracts by October 2, so let us know which home you want and we'll find out whether it's still available. You don't have to use Pulte Mortgage to buy, though the special rate offers require it.
The builder
Pulte is the namesake brand of PulteGroup, one of the largest homebuilders in the country, with roots going back to 1950 and headquarters in Atlanta. Its other brands include Centex and Del Webb. In Clark County, Pulte also builds at NorthSide in Washougal.
Pulte's homes carry a 10-year limited structural warranty, with shorter coverage periods for systems, water intrusion and workmanship; reach out and we'll get you the full warranty document so you know the exact terms for each. Pulte's homes here are listed through Premiere Property Group on Pulte's behalf, so the sales team represents Pulte. You're welcome to bring your own representation from your first visit.

Meadowview is in the Ridgefield School District, based on Clark County's attendance-area maps (August 2026):
| Level | School | Grades | Drive time |
|---|---|---|---|
| Elementary | Sunset Ridge Elementary | K–5 | 5 minutes |
| Middle | View Ridge Middle | 6–8 | 8 minutes |
| High | Ridgefield High | 9–12 | 8 minutes |
Drive times are free-flowing from the model home. Sunset Ridge Elementary opened this fall at 7025 N 10th St as the district's first new elementary school in more than 60 years. With it, the district moved elementary schools to kindergarten through 5th grade and View Ridge to 6th through 8th, and it redrew elementary boundaries.
The current Meadowview listings still name South Ridge Elementary, which reflects the boundaries before Sunset Ridge opened. The county's maps show Sunset Ridge for every lot here, and it's the closer school. Tell us which lot you're considering and we'll confirm the assignment with the Ridgefield School District before you write an offer.
Inside the community
Meadowview is laid out around about 9.6 acres of HOA-owned open space, much of it a wetland and stream buffer in the upper Gee Creek watershed. The listings describe walking trails, a playground and an outdoor calisthenics gym. Some lots, including two of the current move-in-ready homes, back onto that greenspace. There's no clubhouse or pool.
HOA dues are $80 a month, and one listing shows a one-time $175 fee at closing. The Meadowview Community HOA owns the common tracts; the management company and the CC&Rs aren't published online, so we'd ask for the documents and budget, including the rules on fences, parking and rentals, before you commit.
Greely Farms lies directly to the north, so Meadowview reads as part of a larger neighborhood of new homes on this side of Ridgefield.

- Utilities: Clark Public Utilities for water and power; Clark Regional Wastewater District for sewer. The homes are all-electric.
- Property tax: the 2026 levy for this tax code area is about $9.61 per $1,000 of assessed value, roughly $5,900 a year on a $612,990 assessment and about $6,700 on $699,990.
- HOA: $80 a month, plus a one-time $175 fee shown on one listing.
- Impact fees: paid by the builder and built into the price, including Ridgefield's 2026 school fee ($16,880), park fee ($4,414) and traffic fee ($5,733). Our custom homes guide compares fees across the county.
What's changing nearby
Phase 2 of Meadowview was recorded in April 2026 with 62 single-family lots. Pulte has been buying lots from the developer in batches of 12, and as of October it owns 24 of the Phase 2 lots, with 38 still in the developer's name, so building will continue here for some time.
The Phase 2 plat also includes 32 smaller lots on S 6th and S 7th Way. Lennar has bought 16 of them and is marketing a 32-home duplex-style community there as Urban Downs, with a grand opening listed for late October or November. That will put attached homes at a lower price point within the same neighborhood.
Nearby, the city's Pioneer Street widening project has been building four lanes from Royle Road to I-5 along with a new collector road, Pioneer Canyon Drive, and Greely Farms is still building out its final phases to the north.
What to check before you buy
- The elementary school. The listings say South Ridge, the county's maps say Sunset Ridge. Once you reach out, we'll check with the Ridgefield School District for your exact address.
- The substation. Clark Public Utilities' Union Ridge Substation sits about 800 feet west of the community on S 5th St. Walk the west side and see how it sits relative to the lot you're considering.
- Greenspace lots. Lots backing onto the wetland buffer get open space behind them, along with buffer rules on what can go near it. Ask us and we'll find out which lots back onto it, what the CC&Rs say about fences there, and how drainage is handled.
- Ongoing construction. With 62 Phase 2 lots and Lennar's 32 attached homes still to come, building will continue around early buyers. We'll get the phase map and build schedule from Pulte when you're ready to look.
- Base price versus your price. The Andover starts at $612,990, while the move-in-ready Andover is $699,990. Tell us which home or lot you like and we'll get the lot premium and options list in writing.
- The incentive terms. Unused closing-cost credit stays with Pulte, and the special rate is an adjustable loan with a discount point cost built in. Compare it with a fixed-rate quote from an outside lender over the years you expect to keep the loan.
- Two stories only. Every plan is two-story. If stairs are a concern, look at the Dahlia's main-floor guest suite or the Lynwood's main-floor den.
- Inspections. A licensed inspector before drywall where possible, before closing, and again before the warranty's first year ends keeps fixes on the builder.
How we help here
At Meadowview we'd start by confirming the basics for the exact lot: the elementary assignment, where it sits relative to the substation, the wetland buffer and the next phase, and the lot premium. Then we'd line up the move-in-ready homes against a to-be-built plan, using the 17 recorded Pulte sales here as a guide to what finished homes have actually closed for, and use the time those homes have been listed when we talk price. We'd compare the $25,000 closing-cost credit and the adjustable-rate offer against a fixed-rate outside quote so you can see which version costs less over the years you'll keep the loan, and make sure none of the credit goes unused. We'd get the HOA documents and the finish list in writing before you commit, and coordinate the licensed inspections before closing and before the first-year warranty walk-through. Our construction background helps us spot what to look at in a new home before you sign off on it.
Before you commit to anything, you'll have a written Engagement Proposal with the exact scope and fee.
