Paradise Pointe is the community in Ridgefield where the builder comparison is easiest to make and least often made. Four builders sell here at the same time, within a few blocks of each other: Holt Homes, New Tradition Homes, Generation Homes Northwest and Pacific Lifestyle Homes. Three of the four are local companies. The homes run from about 1,900 to just under 4,000 square feet on lots of 7,000 square feet and up, which is bigger than most production communities in the county manage, and the whole 108-acre plan wraps around 15 acres of preserved green space that became a city park this spring.

Prices start at $699,000 with Pacific Lifestyle and run to about $1.24 million at the top of New Tradition's range and $1.1 million for Holt's largest plan. In between, the same $850,000 buys noticeably different houses depending on which sales office you walk into. That is the point of this guide.

Community overview

Developer: HSR Capital of Vancouver; 291 homes planned on 108 acres along N Royle Road Builders and sales offices: Holt Homes, 1302 N Kalani Loop, open daily 11 to 6. New Tradition Homes, 1158 N Paradise Ave, Monday through Saturday 10 to 5. Generation Homes Northwest, model at 4225 N 12th Way by appointment. Pacific Lifestyle Homes, 4216 N 12th Way, open six days. Status: Now selling. City records show phases 1 through 5 (223 lots) platted with permits issued, and phases 6 through 10 under construction with their final plat under review. Lot sizes: Builders quote 7,000 to 9,500 square feet; listed lots run from about 6,970 to 7,920. A separate handful of bring-your-own-builder estate lots on N 12th Circle run 9,000 to 11,300 square feet, one listed at $279,900. What makes Paradise Pointe worth considering

The lots. Seven thousand square feet is a real yard, and the county's production communities have mostly stopped offering it at this price. New Tradition and Pacific Lifestyle both advertise single-level plans with three-car garages on these lots; Generation adds multigenerational layouts and two plans with an RV bay. If the reason you are looking at new construction is that resale homes on real lots in Ridgefield are old and expensive, this is the community that answers that.

The park. Fifteen acres in the middle of the plan were dedicated to the city, and the developer funded the first phase of Storybook Hollow Park: two playgrounds, four climbers, a picnic shelter, a hill slide and paved trails, open since the end of March. Future phases add soft trails, bird blinds, an osprey platform and a pedestrian bridge over Allen Canyon Creek, connecting to Boyse Park and the wider Ridgefield trail system. It is the rare amenity that is public, finished and not paid for through your HOA.

The builders. Three of the four are Clark County companies with local design studios in Vancouver, and the fourth, Holt, builds across the county. Every one of them includes a heat pump with air conditioning. Generation and Holt include fencing; Generation includes front and back landscaping with sprinklers, James Hardie siding, an EV charger and a heat-recovery ventilator as standard. New Tradition builds to ENERGY STAR NextGen across the board. These are meaningful differences in the base house, and the base house is what you are comparing before the design studio adds to it.

And Ridgefield. The I-5 junction now has Costco, In-N-Out and a dozen other businesses; Pioneer Street is four lanes from the freeway to Royle Road as of last fall; the Royle Road corridor itself, which is your way in, has two of three phases done with the last scheduled for 2026 and 2027. The city puts Portland and PDX at about twenty minutes.

The four builders, side by side

Holt Homes. Five plans from 2,790 to 3,967 square feet, all with three-car garages, from $899,960 for the 2790 to $1,099,960 for the 3967. Six homes on N Kalani Loop are listed today between $869,960 and $1,074,848; one, a 2978, just sold at $879,960. Included: heat pump with AC, front-yard landscaping with irrigation, EV prewire, six-foot cedar fencing, stainless appliances and slab counters. Warranty is one year workmanship, two years mechanical, ten years structural through Residential Warranty Company. Holt's current offer is a 30-year FHA loan at 4.999 percent (5.737 percent APR) through HomeAmerican Mortgage on select homes for contracts signed by September 17, with a 680 score and 3.5 percent down, plus a per-buyer "Imagine Happier" credit whose amount is quoted at the office. Holt's own site names two different preferred-lender setups; ask which applies to your house.

New Tradition Homes. Twenty-one plans in its Classic Series, $782,900 to $1,238,900, single-level and two-story, ENERGY STAR NextGen, from a Vancouver design studio on NE 113th Street. Four move-in-ready homes today between $799,900 and $899,900, including two single-level three-car plans on N 12th Way and N Luna Lane. A few greenbelt lots remain. Warranty is a two-year workmanship warranty plus a 2-10 structural policy, which is a longer workmanship term than the others here. The current incentive is 5 percent of the price when you use one of New Tradition's lenders, usable toward rate, closing costs, price or options. Five percent of $850,000 is $42,500, which is large enough to run the lender comparison carefully rather than reflexively.

Generation Homes Northwest. Twenty-seven plans, starting in the low $700s, with the county's deepest bench of single-level three-car and multigenerational designs. Four homes listed today from $778,900 to $989,900, the top one being the former model. The included spec is the strongest of the four on paper: EV charger, smart thermostat, heat-recovery ventilator, quartz, gas fireplace, Hardie siding, front and back landscaping with sprinklers, fully fenced. Warranty is one year workmanship plus a 2-10 policy. Its lender, Summit Mortgage, offers up to a $5,000 credit and a float-down. HOA on its listing: $86 a month.

Pacific Lifestyle Homes. Seventeen plans from 1,912 to 3,691 square feet, $699,000 to $1,017,000, with two- to four-car garages and several primary-on-main designs, from a Vancouver design studio on NE 99th Street. Nine homes listed today from $699,000 for a to-be-built Deschutes to $889,000 for the model, which is offered with a leaseback. One finished Sage on N 15th Way listed in August at $868,000 and was cut to $819,000 six days later. Warranty is one year builder plus 2-10, with 60-day and 11-month visits. HOA on its listing: $84 a month. Pacific Lifestyle's own blog tells buyers to ask for the standard-features sheet, which is good advice about every builder here.

The schools, and why the sign is out of date

Every builder page lists Union Ridge Elementary. For 2026-27 that changed. The district opened Sunset Ridge Elementary on N 10th Street in August, moved elementaries to K through 5, and redrew the boundaries in December 2025. The published summary of that decision moves the Paradise Point area from Union Ridge to Sunset Ridge. All three elementaries feed View Ridge Middle and Ridgefield High. Confirm your lot by address on the district's boundary lookup before you decide; a new school is a plus, and it is also a change from what you were told.

What to watch out for

The lot premium nobody prints

Holt's plan pages say pricing "does not include lot premiums or builder-selected upgrades," and the other three are no different. Greenbelt lots backing the park and the creek will carry the biggest premiums in the community, and none of the four publishes a schedule. Ask for the premium on each lot you like, in writing, from each builder, and ask what the same plan costs on the plainest lot in the phase.

Four incentives, four lenders

Holt's FHA rate has a September 17 deadline and first-come funds. New Tradition's 5 percent requires its lenders. Generation's credit requires Summit. Pacific Lifestyle's leaseback is a different animal entirely. Each of these is real money, and each is conditional on a loan whose rate and fees you have not compared yet. The right sequence is an outside quote first, then the incentive against it over the years you will actually hold the loan, which is what our builder incentive calculator is built for.

HOA and CC&Rs

Three listings show three different dues figures. What the dues cover, who manages the association and what the CC&Rs say about fences, RVs and rentals is not online anywhere we could find. Get the documents before earnest money goes hard. With four builders and a developer still platting phases 6 through 10, the association is in the developer-control period, and the rules can change before the homeowners run it.

Phases 6 through 10 are around you

Two-thirds of the community is still being built. The last five phases are under construction and will be for years, with the park's later phases alongside. If you are buying on the edge of phase 5, look at the plat and know what is going in behind you.

Prices are moving

A Pacific Lifestyle home cut $49,000 in six days in August. A Generation model sat from November to April and came off the market. A Holt home closed at $879,960. The list prices at Paradise Pointe are opening positions, and the builders are competing with each other as much as with resale. That is the buyer's advantage here if someone is tracking it.
