Sanderling Park is the community in Ridgefield with the amenity package: a clubhouse, fitness center, outdoor pool, fire pits and a playground, all inside the neighborhood, with the amenity buildings reaching temporary occupancy this summer after three years of being promised on listing sheets. It is Pahlisch Homes' first community in Ridgefield, a Bend-based builder with a long record in central Oregon that came north in 2023, and it will eventually hold 383 detached homes and townhomes on 88 acres off NW Hillhurst Road, a few minutes south of downtown. David Weekley Homes has a 28-lot townhome phase inside it that is still marked coming soon.

Prices start at $569,900 for a two-bedroom single-level Orchard and run to $819,900 for the five-bedroom Shasta, with move-in-ready homes today between $584,900 and $748,900. The clubhouse is the reason to be here. It is also the reason the HOA dues have gone from $115 to $148 a month in three years with the note "will increase when pool, clubhouse and gym are completed." This guide is about both halves of that.

Community overview

Builders: Pahlisch Homes (single-family), model and sales office at 4646 S Green Pastures Dr, open Friday through Tuesday 11 to 5. David Weekley Homes (townhomes), 3558 44th Ln, coming soon, no model yet. Location: 23117 NW Hillhurst Rd, Ridgefield, with access from Hillhurst; about two miles from South Ridge Elementary and under a mile from Ridgefield High Status: Now selling. City records show phase 1 (46 lots) and phases 2A and 2B (26 lots) built or nearly so, phase 3 (28 lots, the David Weekley townhome streets) accepted, phase 4 (77 lots) with site work under way and permits issuing, and phase 5 in engineering. Phases 6 and 7 are entitled but not yet submitted. What makes Sanderling Park worth considering

Most new communities in Clark County sell you a house and a sidewalk. Sanderling Park sells a house and a place to go: the amenity center Pahlisch calls Basecamp, previewed at a VIP event in June, with a 3,200 square foot clubhouse and gym, a second building, the outdoor pool, fire pits and a grilling area. City permits show both buildings at temporary occupancy as of August 2026. For a family with kids, or a retiree who wants a gym without a drive, that is a different product than a plan on a lot.

The location is the south side of Ridgefield, which is the side that is filling in. Ridgefield High School is under a mile away, the 53-acre Ridgefield Outdoor Recreation Complex is next to it, and the new Hillhurst Commercial Center a mile up the road opened a coffee shop, a noodle house and a pub this year. Downtown and the waterfront are a few minutes north. Pahlisch puts Vancouver at fifteen minutes and Portland at twenty.

The builder is a real one. Pahlisch has been building in Oregon since the 1980s and runs a digital platform, Wayfinder, that shows you selections, construction milestones and documents in one place, which is more than most local builders offer. Its process is plan first, lot second, then design, with elevation and paint choices subject to anti-monotony rules.

Plans and pricing

Pahlisch's current lineup is eight plans. Single-level: the Orchard (2 bed, 1,180 sq ft, one-car garage, from $569,900 to $584,900 depending on which page you read), the Steen (3 bed, 1,425 sq ft, $624,900), the Laurel (3 bed, 1,602 sq ft, available now at $622,200) and the Harrison (4 bed, 2,070 sq ft, three-car, $714,700 and $748,900 available now). Two-story: the Sydney (3 bed, 1,927 sq ft, $645,900), the Caldwell (3 bed, 2,071 sq ft, $659,900), the Siskiyou (4 bed, 2,590 sq ft, the model) and the Shasta (5 bed, 2,855 sq ft, three-car, $819,900).

Two things the plan sheet does not say. First, base prices have been rising: third-party snapshots show the Orchard at $509,900 and the Sydney at $569,900 at earlier dates, against $584,900 and $645,900 today. Second, the closed sales are informative. Five-bedroom homes around 2,700 to 2,950 square feet closed at $777,700 to $786,950 between 2023 and 2026. A Laurel-sized three-bedroom closed at $594,900 in August 2025; the Laurel listed today is $622,200, about $27,000 more. A Tahoma closed in June with two sites reporting different prices, $675,000 and $699,900, which is a reminder to verify closed prices in the MLS rather than on aggregator pages.

David Weekley's townhomes have no plans, prices or hours published. The homesite map shows 28 lots on S 46th Lane, S Arwana Lane, S 44th Lane and S 36th Drive, matching the city's phase 3. If you are shopping for a townhome here, get on the list and get the base-price sheet the day it exists; the townhome figures that come up in searches for David Weekley in Ridgefield are Greely Farms, not Sanderling Park.

The schools

Current listings assign South Ridge Elementary, View Ridge Middle and Ridgefield High. David Weekley's page says Union Ridge and the old intermediate school, which is out of date. The district redrew every elementary boundary for 2026-27 when Sunset Ridge Elementary opened on N 10th Street in August, and moved elementaries to K through 5. Check the assignment by address on the district's site before you choose a lot.

What to watch out for

The dues are still climbing

$115 in 2023, $130 in 2024 and 2025, $148 in June 2026, with listings saying the number goes up when the pool, clubhouse and gym are done, which is now. The management company is affiliated with the builder, which is normal during the developer-control period and worth knowing when you ask about the budget. Get the current dues, the reserve study and the association budget in writing before earnest money goes hard. The amenities are real; so is the bill.

CC&Rs behind a login

The association's documents are on a members-only site and the city's copy of the CC&Rs sits in a document library that does not render. Fence, RV, rental and exterior rules are what you want. Ask for them, and read them, before you reserve.

The Golden Key has a lock

Pahlisch's Golden Key credit is the lesser of 3 percent or $20,000 toward moving costs, closing costs or prepaids, on select move-in-ready homes (two are named, the Laurel and one Harrison), for contracts written by October 12, 2026, non-contingent, financed with Hixon Mortgage, the builder's affiliated lender. Earlier listings show $5,000 and $15,000 lender credits on the same condition. This is real money and it is conditional on one lender. An outside quote first, then the credit measured against it over the years you will hold the loan, is the order of operations, and our builder incentive calculator does the math.

One year of warranty

Pahlisch's published warranty is one year on materials and workmanship, with a one-year walkthrough for settlement and drywall cracks. We could not find a two-year systems or ten-year structural policy on its pages, which most of its Ridgefield competitors do carry. Ask directly, and if the answer is one year, the pre-closing and eleven-month inspections by a licensed inspector are not optional. We schedule them and walk them with you.

What is standard, what is upgrade

A closed Tahoma was described with upgraded appliances, quartz and soft-close doors; a 2025 sale noted rear landscaping and sprinklers "added." That suggests back-yard landscaping is not standard. Get the standard-features sheet and the upgrade price list from the design side before you compare Sanderling Park to Greely Farms or Paradise Pointe, where fencing and landscaping are included by several builders.

Everything around you is under construction

Phase 4's 77 lots, phase 5's engineering, the townhome phase, a 39-acre public park being built on Hillhurst, a stream-crossing road project, and a 46-lot Pacific Lifestyle community to the north that would extend S 46th and S 48th Avenues through Sanderling Park's street grid. Ridgefield's plan concedes the city has two ways in and out, and the fix, a southern connector to I-5 at exit 11, is a study with no construction money yet. Drive Hillhurst and Pioneer at the hour you would actually commute.
