Woodin Creek Station is Taylor Morrison's largest Battle Ground neighborhood: 260 lots on the southwest side of town, just east of SR-503 and south of SW 30th Street. It has two collections. The townhomes are two-story plans of about 1,720 to 1,990 square feet starting at $424,999, and the detached homes are two-story plans of about 2,020 to 2,650 square feet starting at $624,999. Both share a community park with a playground, walking trails and open space.
It suits first-time buyers who want a new townhome with a two-car garage at a Battle Ground price, and families who want four or five bedrooms with a guest room and full bath on the main floor. The thing that makes it worth a look is choice in one place: two price points, eight homes for sale today, and greenbelt and pond-view lots backing onto the open space. This guide covers both collections, the homes for sale now, the current rate offer and its fine print, the schools, and what we'd check before writing an offer.

For context, a Dahlia townhome at 429 SW 31st St sold on September 18, 2026 for its $464,999 list price after about 200 days on the market. County records show 35 Phase 1 homes recorded as sold between May 2025 and August 2026: townhomes from $399,999 to $456,995 and detached homes from $479,999 to $649,999.
Current incentive: a 4.25% (5.47% APR) conventional 7/6 adjustable-rate mortgage through Taylor Morrison Home Funding on select quick move-in homes, for contracts written September 29 through October 31, 2026 that close by November 30, 2026. The 4.25% rate holds for the first seven years; after that it adjusts every six months based on the 30-day average SOFR index plus a 2.75% margin, with a lifetime cap of 9.25%. To get it, you pre-apply with Taylor Morrison Home Funding before you offer, finance with them, and use the seller's chosen closing agent; the loan must be conventional, within conforming limits and owner-occupied. The seller contributes up to 1% of the price toward the buydown, points, up to a year of HOA dues and closing costs, the rate comes from a limited pool of funds, and it doesn't combine with other offers. This is a different offer from the fixed rate at Taylor Morrison's Elk Prairie. The seven ready-now homes can meet the closing deadline; 504 SW 31st St isn't scheduled to be finished until January 2027.

Taylor Morrison is a national homebuilder and land developer based in Scottsdale, Arizona, publicly traded on the New York Stock Exchange (TMHC). It closed 12,997 homes in 2025, and it markets itself as "America's Most Trusted Home Builder." The Pacific Northwest homes are built by Taylor Morrison Northwest, LLC. In Clark County it's also building Elk Prairie, a 47-lot neighborhood of mostly one-story homes on the southeast side of Battle Ground.
Taylor Morrison's published warranty is one year on workmanship, two years on mechanical systems and ten years on structural elements, with details that vary by state, and it describes more than 300 quality checks during construction. Its affiliated lender is Taylor Morrison Home Funding. Before you sign, we'll get the Washington warranty document from the sales office so you know what's covered and how to submit a request.
Schools
Woodin Creek Station is in Battle Ground Public Schools. We checked points across both plats against Clark County's attendance-area maps (published August 2026), and every one maps to the same three schools. The current MLS listings and the builder's site agree.
| Level | School | Grades | Drive time |
|---|---|---|---|
| Elementary | Maple Grove Primary | Pre-K–4 | 3 minutes |
| Middle | Tukes Valley Middle | 5–8 | 7 minutes |
| High | Battle Ground High | 9–12 | 5 minutes |
Drive times are free-flowing from the sales office. Maple Grove Primary is under a mile away on NE 199th Street. We didn't find a boundary change for 2026–27. Tell us the home you're considering and we'll confirm the assignment with the district before you write an offer.
Battle Ground Public Schools' operations levy failed in April 2025 and February 2026, and a new levy, Proposition 11, is on the November 3, 2026 ballot at about $1.76 per $1,000 of assessed value. It's worth following, since it affects both school programs and your property tax.
Inside the community
Taylor Morrison lists a community park with a slide and a rock wall, a playground, walking trails and greenspace, plus premium greenbelt lots. The plats set aside two larger open-space tracts, about 3 acres in Phase 1 and about 7.5 acres in Phases 2 and 3, and the homes for sale include lots with pond, greenbelt and wooded views. The county maps oak woodland habitat and possible wetlands on parts of the property, which is part of why those areas stay open.
There's no clubhouse, pool or gate. Every home has a fenced yard with a side gate. Detached-home dues are listed at $70 a month by Taylor Morrison and $50 on the MLS. Townhome dues are $174 a month per Taylor Morrison and $170 on the MLS, and the townhome listings show the association covering common areas, exterior maintenance, grounds and management. The CC&Rs, the HOA budget and the management company aren't published online, so we'd get them before you commit, including the rules on parking, RVs, rentals and what "exterior maintenance" means for a townhome roof and siding.

What it costs to own
- Jurisdiction: City of Battle Ground. Police service is the Battle Ground Police Department and fire is Clark Fire District 3.
- Utilities: Clark Public Utilities for power and water, and public sewer. County maps place part of the site in the Clark Regional Wastewater District's area and part in Battle Ground's, so we'd find out which provider bills your address. The listed homes are electric with heat pumps.
- Property tax: the 2026 levy for this tax code area is about $6.36 per $1,000 of assessed value, roughly $2,700 a year on a $425,000 townhome and $4,000 on a $625,000 home. Current listings show tax figures of $244 to $933, which reflect the lot before the home was finished; budget for the full amount. If the school levy passes in November, add about $1.76 per $1,000 starting in 2027.
- HOA: $70 a month for detached homes and $174 for townhomes per Taylor Morrison, with the first year included on the listed homes.
- Impact fees: paid by the builder and built into the price. Battle Ground's 2026 schedule includes a $10,760 school fee, $4,538 for parks and $3,943 for traffic, plus water and sewer connection charges. Our custom homes guide compares fees across the county.
What's changing nearby
Woodin Creek Station itself is the biggest change nearby. The Phases 2 and 3 plat, recorded in January 2026, adds 164 lots to the south of the current homes, county records show no home sales there yet, and three more detached plans are in the interest-list stage, so expect construction around the neighborhood for some time. About half a mile north, near Maple Grove Primary, Maple Grove Manor and Seasons at Maple Grove have added new homes as well. We didn't find other large approved projects within a mile in the county's development records.
What to check before you buy
- Lots along SR-503. About 20 lots on the west and southwest edge of Phases 2 and 3 carry a county road-noise code. Visit at rush hour and compare those lots with interior and greenbelt lots before you choose.
- What the greenbelt premium buys. Let us know you're interested and we'll get the site map, which lots carry a premium and how much, and what's planned for the open-space tracts so you know what will stay behind your yard.
- Ground and drainage. County maps show possible wetlands on a few groups of lots, oak habitat on three Phase 1 lots, and some sloped ground. Tell us the lot you like and we'll ask the builder for its grading and drainage plan.
- How the rate offer fits your plans. The 4.25% rate is an adjustable-rate loan: fixed for seven years, then able to adjust up to a 9.25% cap. It suits buyers who expect to sell or refinance within that window. Compare it against a price reduction or closing-cost credit and an outside lender's fixed-rate quote, and keep the October 31 contract and November 30 closing deadlines in mind.
- Price and time on market. Several finished townhomes have been listed 220 to 330 days, two detached homes have been reduced, and a Dahlia sold at $464,999 while another Dahlia lists at $485,999. That's useful context for negotiating.
- The HOA numbers and documents. The builder and the MLS show different dues for both collections. We'll get the CC&Rs, the budget and the management contact, and confirm exactly what townhome exterior maintenance covers.
- Feature details. The townhome feature list and the listings differ on gas or electric. Tell us the home and we'll get its included features in writing.
- Inspections. A licensed inspector before closing, and again before the first-year warranty ends, keeps any fixes on the builder.
How we help here
At Woodin Creek Station we start by narrowing the choice. We'll help you weigh a townhome against a detached home on total monthly cost, HOA coverage included, and then pull the plats and county maps for the specific lots you like, so you can see which sit near SR-503 and which back onto the park and open space. Then we work the numbers: we run Taylor Morrison Home Funding's 4.25% adjustable-rate offer against outside fixed-rate quotes and against a price or closing-cost concession, using the long market times and recent sales in the community as context. We get the HOA documents and the two sets of dues reconciled before you commit, confirm the schools for the exact address, and coordinate the licensed inspections before closing and before the first-year warranty walk-through. Our construction background helps us look closely at a finished spec home and at one still being built.
Before you commit to anything, you'll have a written Engagement Proposal with the exact scope and fee.
