How it works with us

Six steps, and the two that save the most money.

    Register us first

    Before your first model-home visit, we register as your representation. One form, no cost, and it preserves every option below.

  2. 2

    Tour with a plan

    We visit with you or brief you before you go: which lots carry premiums, what the model includes that the base price doesn't, and what to ask the sales office.

  3. 3

    Choose the lot and plan on paper

    Lot premium schedule, plan pricing and structural options in writing before anything is signed. Then we run the numbers on the two or three lots you actually like.

  4. 4

    Read the builder's contract

    Builder contracts are not the standard state form. Earnest-money terms, delay clauses, and what happens if the appraisal falls short all get reviewed and, where possible, negotiated.

  5. 5

    Design center and lender math

    We set a budget before the design appointment and run any builder-lender incentive against an outside quote over the years you'll actually hold the loan.

  6. 6

    Three inspections

    Pre-drywall, pre-closing and before the one-year warranty expires, each by a licensed inspector. We walk them with you and know what to look for before the walls close up.

The things the sales office isn’t paid to point out.

None of this makes builders the enemy. Their staff are helpful and their homes are often excellent. They are simply paid by the other side of the table, and these are the places where that shows.

  • Lot premium schedules

    Often unposted, and the single largest hidden number in the purchase.

  • Design-center markups

    Upgrades typically run 5 to 10 percent of the base price, priced in an environment built to show you everything.

  • Builder-lender incentives

    Real money that's conditional on a rate and fees you should compare, not accept.

  • Contract terms

    Earnest money that isn't refundable, completion dates that aren't binding, appraisal gaps that fall on you.

  • Warranty scope

    What the one-year, two-year and ten-year coverage actually includes, and what to document before each expires.

  • HOA and CC&Rs

    Dues, what they cover, rental rules and the restrictions that surprise people after closing.

Questions buyers ask

New construction, answered plainly.

You can buy without one, but the sales office represents the builder, not you. Your own agent reads the builder's contract (which is not the standard state form), negotiates lot premiums and closing-cost credits, checks the lender math, and manages the inspection timeline. With us it goes further: our construction background means we keep a careful eye on the build as it goes up, recommend the materials and upgrades worth paying for, and steer design selections toward the ones that hold their value at resale. Most builders require your agent to be registered on your first visit, so decide before you tour.

Honest answer: it might be possible to buy for less without one, and it is fair to ask the builder directly. It is not a given. Builders budget for agent fees as a marketing cost, and in nearly all cases they are willing to cover the buyer's agent's fees rather than lower the price. Whatever you offer your own agent is set in a written Engagement Proposal before you sign anything with us, so you know exactly what you are weighing.

Base price rarely moves in a strong market, but lot premiums, closing-cost credits, design-center allowances, rate buydowns, appliance packages, and the timing of your deposits often do. Which levers we pull depends on how you are financing the home; a cash buyer has a different set than a buyer with a loan. The builder incentive calculator ranks them against your financing.

An added charge for a specific homesite: a corner, a view, a greenbelt, a larger lot. Premiums range from a few thousand dollars to well over $100,000 and are often not posted. Ask for the premium schedule before you fall for a lot.

Sometimes. A rate buydown or closing-cost credit can be real money, but it is usually conditional on using the builder's lender, whose rate and fees may not be the best available. Run the incentive against an outside quote over the years you expect to hold the loan before deciding.
